  • Liv HowarthI really enjoyed my stay here! It was in a great location and the room was nice. It had everything I needed. Contactless check in was appreciated with key pad entry to the house and the room. I would definitely stay here again!Response from Nick:
Enjoyed having you, and hopefully you can visit again without the COVID effect and we can actually meet! Hope you trip was a short break from the craziness of the day.May 2021
  • John CorriganLocated on a quiet street of elegant houses in a separate unit behind the host’s house, the unit is clean and secluded, up in the trees. It features a small kitchen and living area with a comfortable futon style bed. The bathroom is clean and updated, with a skylight that offers plenty of light. It is just two blocks away from the quiet business district of Squirrel Hill which offers restaurants and grocery shopping. Just a mile and a half from the cultural and university district of Oakland but you would be well rewarded by just wandering around the beautiful neighborhood during your stay.Leave Public Response Private feedback:
We thoroughly enjoyed our stay, very peaceful and welcoming. An added bonus was finding so many things in common with Lisa. Lisa, in addition to your father, did I mention that my mother was the head of the libraries at CMU? University families, and I imagine that they must have bumped into each other over the course of their careers. Didn’t get a chance to mention it but the TV remote needs new batteriesMay 2021
  • Harrison AllenGreat stay in a really cozy space. It was just what I needed for a quick weekend trip to Pittsburgh traveling alone. Nick was super hospitable and very communicative all the way up to my departure. Definitely recommend!Leave Public Response Private feedback:

  • Richard LackeyRoom has plenty of space, host is beyond hospitable, and an excellent part of town to stay in. Highly recommend!Leave Public Response Private feedback:
Had a blast, will certainly have you on the short list of places to stay next time we are in town. Only improvement would be to make some facial tissues/ kleenex available.May 2021
  • Emily IlicThis place exceeded my expectations by far. The attention to detail and cleanliness was impeccable. It is updated but true to the history of the house which is a cool touch. The bedroom and bathroom were plenty of space and there is a kitchenette right outside the door for your use. The whole place was very quiet and we felt very safe. There is no direct parking, but there is free parking adjacent to the block so it’s not an issue. You do have to go up some stairs if that is something that matters to you. The room also had a keurig and coffee as well as a fridge. Overall, great place to stay.Response from Nick:
Happy you had a pleasant visit. We hope to see you in Pittsburgh again. Private feedback:
Nick, this place was awesome. For one, I love old houses and totally appreciate that this place has been updated without gentrifying. The cleanliness and attention to detail is well beyond other airbnbs I’ve stayed at and I greatly appreciated the coffee you had out for us. Thank you for letting us stay. If i had any suggestions it would probably be a better TV. Otherwise, exceptional place.May 2021
  • Cyndi HartlineThis is a great little spot. It’s even cozier than it looks in the pictures. Comfortable bed, plenty of pillows. Loved that the bathroom was private and right off the room. Would definitely stay here again! Private feedback:

  • Annelise BaumgartnerOverall, the stay was sufficient. I felt very safe in the neighborhood and inside the house, and it was nice that my room had its own key code. More could be done to work on cleanliness and access to amenities— there was no washer dryer or iron access, and the “off street parking service” is a very small area (fitting 1 compact car) in the owner’s backyard that you must request.Response from Nick:
Hello this is Marco, I live in the Point Breeze Guest House and handle all the day to day on hehalf of Nick. Annelise, I’m a bit surprised by many of these issues you were having, I really wish you would’ve given me a call or text to discuss, I could’ve helped you out with all the amenities issues. To all potential guests, I give out my cell phone number and make it a point to accompdate guest requests during your stay. Look at other reviews. To clarify for future guests, the hair dryer no longer hangs on the wall since I added a new side table in the bathroom, but will be returned to its photographed place, I agree with the idea that it should be where it’s pictured. The ironing board is available upon request though there is a pants presser in the room for quick jobs. Laundry services are also available free of charge upon request. Space is limited up there due to the water cooler, keurig, tea kettle, microwave, and refrigerator we have provided, but I assure you that these amenities are available upon request. It’s true that the off street parking in the back is not a standard parking spot, but I’ll post a photo to show others how it looks. However, it’s large enough to fit normal sized sedans, such as a subaru legacy, toyota rav4, chevy volt. A guest who parked back there to charge his Tesla didn’t mention anything to me about it being too small. I merely suggested that street parking would be more convenient because the main street has unlimited parking over the weekend and is closer to the front door. Parking in the back does not need to be requested. I regret that you didn’t feel free to park back there without approval. Thank you for your feedback, though I wish you would’ve asked me for some of these things while you were staying here though, I would’ve been happy to help! And with regards to cleanliness, this has never been an issue before but I’ll talk to the cleaning staff about being more careful to get the dust in the corners and under the bed, thanks for your feedback Private feedback:
Overall, the stay was sufficient. I felt very safe in the neighborhood and inside the house, and it was nice that my room had its own key code. However, it was clear upon check-in that the “5 step cleanliness” was not being followed— there was dust covering nearly every surface of the room and the corners of the floor had dust bunnies, and under the bed looked as if it had not been cleaned in years. The hot water was not reliable, and had to take a cold shower at one point during my stay. Additionally, there were misrepresentations about the amenities. There was no access to washer or a dryer, nor was there an iron (all listed as amenities in the listing). Photos showed a hair dryer in the bathroom, which was not present. Listing talks about “off street parking service” which was very important to me when booking, but then upon check in I was told to park on the street. With host’s OK I ended up parking behind the house in a small area in the host’s back yard, which was difficult to a access and not always available if someone else was there.March 2021
  • Antonio McAfeeWe had a lovely time at Nick’s place. The location was great, we did quite a bit of walking, with plenty of interesting places to eat and shop. The place was very cozy, clean, and the host were welcoming. Our dog had a great time as well.Response from Nick:
Most important of all was that your Puppy had a great time! Lisa enjoyed meeting you guys and I sorry we didn’t connect, hopefully next time. Safe Travels!March 2021
  • Mark HilarioI was impressed when he left tea bags and soap at our door step. It was very thoughtful. Loved the communication and the peaceful area. Private feedback:
Thank you so much for the tea, it hit the spot 😊February 2021
  • Justin FanokNick communicated very well, very polite and grateful. Nick left the place looking great! A pleasure to host!February 2021
  • Charlene PolioPerfect location near restaurants and parks, on a quiet street with good parking. The kitchen has everything you need, and Nick is quick to respond.Response from Nick:
Happy all was well and hope to see you on the spring.February 2021
  • David ParkJust a note, (Hidden by Airbnb) maps street view was broken here for some reason… but navigation was fine. Location was relatively quiet with many food options being a 5min drive away. Street parking wasnt an issue. There is a 2H limit in front of the house but it seems it isnt enforced. There is a unlimited space a few feet up. I was also surprised to learn that there is a single parking space in the back with electric charging. I was able to charge my Tesla with no issues. Host was responsive and professional in communication. Both the front door and your room have electronic locks that are easy to operate. The unit has a large bedroom with a separate smaller room with a desk. I was able to set up my laptop and work remote with no internet connection/speed issues. There’s also a mini fridge and microwave with plates/tableware if needed. There were other guests in the house but they were quiet the entire week. The only times it was loud was when a large or loud car passed by on the street (which wasn’t often). The windows provide almost no sound insulation. The shower is on the smaller side but everything was very clean and I had no issues with the bathroom. Overall, I enjoyed my quiet stay and the hosts were the most hospitable of any airbnb I’ve stayed at so far. Check-in feedback:
Would prefer to be notified of checkin procedure earlier.

Saving a Great Lady

Anyone that has ever dived into a major renovation project has had serious moments of regret, pause or fear. We had them all, but this 19th century victorian was just too special to give up on. The Project quickly became a labor of love, which can be the kiss of death for any financial success, but in this case, her bones were so solid, we ended up with a Beautiful Lady and a viable BnB business Model.

Setting the Scope: Before and After Pics

Before and…
After!

Projects of this size are daunting enough, but when you are going into it blind you either have no fear out of ignorance of all the hidden issues, or you have a rich relative somewhere that will always bail you out. We leaned toward the ignorance argument. We knew it was a big job, but also had some comfort in knowing we could dice up the project into pieces. A divide and concur mentality that helped me get my head around the three story house one room at a time.
